Carol Ball & Associates Project Experience

1986 – WAILUKU HEIGHTS, WAILUKU, MAUI

Between January 1986 and 1988 Carol Ball & Associates was involved as one of five key lead brokers with C. Brewer and Australia based Baker-Sinclair in Wailuku Heights. Carol Ball & Associates was responsible for 55% of the sales in the project by manning the site office and bringing established clientele of Carol Ball and Associates to the project. Lots only, as well as house and lot packages were sold. There were no models, and sales were from blue prints. Besides the sales, coordination of lot closings and construction contracts through the final walk through upon home completion were the responsibility of the sales staff of Carol Ball & Associates.

1987 – LEISURE ESTATES, WAILUKU, MAUI

Carol Ball & Associates was selected as the exclusive broker on a project in Central Maui known as Leisure Estates in September 1987, later renamed Oceanview Estates. Located adjacent to the golf course in Waiehu, the developers were ASC Land (Francis Hee) and KHAR (Richard Hirano, Hirano Brothers) from Honolulu. The scope of the project was 197 lots and homes on lots. The project initially had been on the market for over a year with no sales. Carol Ball & Associates introduced several marketing schemes which enabled the developer to sell all of his original lots. The project was released in phases and each phase sold out within two weeks to one month of the inception of marketing the phase. Selling prices were doubled in the final phases from the initiation of the project. The project sold out in 1989.

1992 – KEONEKAI VILLAGES, KIHEI, MAUI

On September 1, 1992, Carol Ball & Associates took over the exclusive brokerage of a townhouse development in Kihei, Keonekai Villages consisting of 256 condomium units developed by JGL Enterprises, (Jimmy Lee) of Honolulu. Although the location was excellent, the prices affordable and the product attractive, sales were lagging prior to the involvement of Carol Ball & Associates. Through a combination of creative financing offered by the developer and marketing ideas and efforts put forth by Carol Ball & Associates, the firm was able to sell up to 49 units a week. Ever changing sales strategies produced by Carol Ball & Associates encouraged implementation of sales until the project sold out.

1994 – AINA O KA HALE PILI, HAIKU, MAUI

An agricultural residential subdivision in Peahi on Maui, Aina 0 Ka Hale Pili. an oceanfront pIanned community of 211 lots developed by an Oahu developer, James Caldwell Investments, was placed on the market in 1994. Agriculture Lots of 2-5 acres, some at oceanfront, were offered at $169,500 to $795,000. It was under the exclusive marketing and sales supervision of Carol Ball & Associates. The project sold out in late 1996.

1996 –  THE CLIFFS AT KAHAKULOA, KAHAKULOA, MAUI

Carol Ball and Associates commenced marketing The Cliffs at Kahakuloa in August 1996. Developers were Ed Kerr and Kent Smith of Maui. Fifteen agricultural lots of 2 to 4 acres were offered. Outstanding views of the north coastline were featured in this development. Prices were $199,000 to $399,000.

1997 – THE GARDENS UPCOUNTRY, PUKALANI, MAUI

The Gardens Upcountrv, was developed by Plantation Properties Ltd, Marianna Knottenbelt, of Maui. Twenty well designed town homes located in Pukalani were featured with outstanding views of central valley. Carol Ball & Associates was the exclusive broker for this unique condominium project. Prices of these gracious two bedroom homes with two baths were from $175,000 to $305,000.

 1997 – MAUI LANI, KAHULUI, MAUI

Carol Ball and Associates was selected as the broker for Maui Lani, Central Maui’s newest neighborhood in the fall of 1997 developed by Maui Lani Partners, (Bill Mills ) of Honolulu. Designed as a planned development community of homes centered around a golf course, Maui Lani was the answer to the lack of quality new homes in the central valley. With only 12% sold in the 2 years prior to the involvement of Carol Ball & Associates, Maui Lani Partners clearly needed assistance. Initial offerings of homes had been between $177,900 and $279,000 with lot only prices between $85,000 and $I21,000. The following neighborhoods were developed in the Maui Lani planned community over the next seven years with Carol Ball and Associates the lead project broker:

1997 – THE GREENS AT MAUI LANI
“The Greens” included 233 single family homes. Completing five phases in three years, the prices of lots offered calculated to $145,000 for interior lots and $174,000 for golf course lots. Home packages coordinated by Carol Ball and Associates were added to the lots with concluding sales at prices in the low to mid $200,000’s.

1998 – THE GRAND FAIRWAYS AT MAUI LANI
“The Grand Fairways” consisted of 20 custom homesites with completed homes $500,000+. Carol Ball and Associates continued the successful offerings of seamless combinations of lot along with move-in ready house packages.

1999 – THE GRANDFAIRWAYS NORTH AT MAUl LANI
“The Grand Fairways North” at Maui Lani included 80 golf course and interior lots. Prices of lots continued in the mid to high $100,000’s and sold out within one year.

2000 – THE ISLAND AT MAUl LANI
With “The Island” at Maui Lani, Carol Ball and Associates helped introduce a gated community to central Maui in 2000. Successful marketing of this exclusive project required sensitivity to the existing local lifestyle of freely being able to visit friends without barriers to neighborhoods as well as the desire for security as Maui evolved. “The Island” offered golf course lots with prices from $189,000 to S204,000 and sold out in 2002. The interior lots in this gated community were bulk purchased by Schuler Homes which developed high end production homes on these lots.

2003 – THE BLUFFS AT MAUl LANI
“The Bluffs”, the premier gated neighborhood at Maui Lani and adjacent to “The Island”, was marketed in 2003 and sold out in six months. Prices of lots were from $295,000-$335,000. The interior lots in this neighborhood were purchased by Schuler Homes which developed high end production homes on these lots.

2004 – SANDHILLS ESTATES AT MAUl LANI

Sandhills Estates at Maui Lani consisted of 107 luxury building lots in a gated community along the Dunes golf course. Carol Ball & Associates was the exclusive broker responsible for all the sales and marketing on this project that offered lot prices on the golf course in the mid $400,000’s and off the golf course in the mid to high $300,000’s. Marketing this gated community was a challenge as the Burial Council determined that the bones found on the lots were to be reinterred “in situ” on the lot, differing from the Preservation Lot method prescribed for the rest of Maui Lani where remains that were found were placed in specially designated lots. Nonetheless, with the real estate market reaching its peak, Carol Ball and Associates completed sales of this project in 2006.

Additionally, Carol Ball & Associates was involved in the following projects serving as one of the selected project brokers: 1992 Kula Ekahi Subdivision, 1992 Kanaloa on the Big Island, and 1996 Napilihau Villages.

The bursting of the real estate market bubble and cessation of active residential development at the end of the first decade of 2000 left a void in the inventory of single family and condominium homes as the second decade began. It bodes well for development of new inventory for the middle class as baby boomers look for new places to purchase that reflect their diminishing residential footprint and the need for homes to satisfy growing families continues.
