The Beginning
Carol Ball and Associates, was founded by Carol Ball, a Maui native, in 1980 and began as a one-person company operating out of a two-room office in Kahului. Carol saw the need for a company that had its roots on Maui and had the concern of the Maui people foremost, a company whose motto was service and whose salespersons could be scrupulously relied upon during the stressful periods of buying and selling a home. By providing untiring excellent service during the difficult years of 1981 and 1982, Carol Ball and Associates emerged as the leader in Maui’s real estate industry during the mid-eighties with expansive offices at The Kahului Building at 33 Lono Avenue, marketing properties throughout the island. Reflecting Maui’s economy of that time, FHA and VA sales dominated production. In the next decade, the advent of developer activity on Maui brought Carol Ball and Associates into focus as a multi-faceted real estate organization, serving the needs of not only the local, kama’aina community, but as specialists in the marketing and sale of subdivision communities, vacant land and new construction, new and resale condominium properties and new and resale single family residential real estate.
The 80’s
With the economic boom of the late 80’s, Carol Ball and Associates developed a staff of over forty full time sales associates. The company served the island of Maui through three offices, with a main office in Kahului, and branch offices in Lahaina and Kihei. The company became the leader in Maui real estate not only in annual sales volume but in number of transactions as well. Throughout this growth, Carol Ball and Associates continued to specialize in residential sales – homes, condominiums and vacant land, serving the middle segment of the Maui market. Sales volume soared to nearly 100 million dollars for the year ending this decade.
Luxury Properties
Responding to a growing demand, Carol Ball and Associates created a luxury property division, Premier Properties, specializing in the sale of fine homes and condominiums. A full time Director was appointed to the division with fifteen associates dedicated to unique and specialized services for luxury clientele. The division accrued over 40 million dollars in sales in a year and a half.
The 90’s
The diminishing real estate market created specific changes in the operation of Carol Ball and Associates. Consolidating the three offices to one office in Kahului enabled the company to focus on the hands-on service for which it was known. Full-time professional agents with diverse backgrounds personally served their island-wide client base.
New projects were the company’s focus in the 90’s with the firm’s involvement in several subdivisions and condominium projects by serving as the exclusive brokers for the developments. The company continued its service to the community with island-wide general brokerage re-sales in this ever-changing market.
Retail Venue
A move to the Maui Mall Shopping Center in 1994 provided a retail venue for Carol Ball and Associates. Providing innovation through an unconventional real estate venue was the key to survival in a decade long economic recession in Hawaii. Expansive window areas provided attractive venues for real estate exhibits and shoppers at the mall found it convenient to utilize the real estate services provided by the company. Continuing today, photographs featuring prime properties are on display in the real estate store. Models showing interiors of to-be-built projects and subdivisions are featured while on-line computers feature pictures and descriptions of all Multiple Listing properties. Events featuring live coverage by the radio stations, as well as holiday activities are just outside the front doors of Carol Ball and Associates in the center court of the Maui Mall.
The Roaring 2000’s
The new millennium roared in with an upswing in the economy, and much of it was fueled by real estate. Carol Ball and Associates earned one of Pacific Business News awards for top producing residential properties in the state of Hawaii in 2001, 2003, and 2006. Carol Ball distinguished herself as one of the winners of Hawaii’s top female business owners by PBN with Women Who Mean Business awards in 2001, 2003 and 2006. In 2009 Carol won the Small Business Association Women In Business Champion for Maui award recognizing women in business. The sales staff expanded to over 75 agents.
Education and Expansion – The Carol Ball School of Real Estate
Continuing a quest for excellence, Carol Ball and Associates pursued not only raising the bar in achievement, but also recruiting and training for the new real estate salesperson. As the real estate market improved, Keone Ball was appointed Broker In Charge of the firm and Carol Ball began an ancillary career teaching the pre-licensing course at Maui Community College. Packing in classes to capacity at 65 students per session, Carol prepared students for real estate licensing “as she would like them to learn it,” with a major emphasis on ethics and accountability. Riding the upturn in the market, expanding to a South Maui office at the Rainbow Mall and appointing Rachel Ball Phillips as BIC, were the major events of the early years of the new millennium for Carol Ball and Associates as hiring and nurturing new agents continued.
Carol Ball’s dedication to education of real estate licensees as well as the consumer then drove her to create the Carol Ball School of Real Estate, offering courses to licensees and the public in all aspects of real estate including real estate continuing education as well as prelicensing education.
Since it’s inception, Carol Ball and Associates has prided itself in nurturing the careers of many individuals, some of whom have gone on to open small businesses of their own, mirroring the work ethic and success they learned so well while a part of the Carol Ball and Associates family. Others have chosen to continue to grow with the company, increasing their sphere of influence, developing superiority in the field, and enhancing their careers, supported by the reputation and caring of the management team at Carol Ball and Associates.
